The timing for Jeff is off if you believe what time he was home but never left again. But bear in mind of the three who even claimed to know about the nail gun, he was the only one who said he knew where it was kept. I still don't think that her being the mole was enough for him to kill her even if she was his star agent. I might be enough for Kurt or Joanna to do it.
I think I have a motive worked out but I'll admit it's only conjecture and probably no way to prove it and it has to do with the sd card.However I do have some other points of interest we might think about.
1. Chris Frost called Annette 7 times in a 7 day period (9/1thru 9/

. All were short like she may have left a message. The interesting thing is she never called her at all in the whole week of the murder (9/19 thru 9/16). Could be significant or not.
2. On Saturday morning Annette called the office and hung up after 1 minute. Who was she expecting to call or was she checking to see if Jeff had made it in yet? The office didn't open until 9 a.m.
3. She left Kyle's house and went to the Road House. Was that where she was supposed to meet Naomi or did she go there to meet someone else? They do serve food there and she could have had supper there since Naomi cancelled. Cell phone records show she was there about an hour, give or take. Darren was the last person to talk to her on the phone but who was the last person she talked to at the Road House? We need to interview the bartender. We know from the Fontaine case that the bartender knows most people in town and usually knows who is seeing who. He would defiantly notice Annette and whoever she was with.
4. Elliot said she was out of the office sometimes and he was there by himself but that he was only there late afternoons or after hours.During the week of the murder, he called her on Wednesday afternoon while she was looking at property. Then she called him back right after that. But what is funny to me was he said he and Annette worked after hours on Friday until 10:30 p.m. He called her that Friday at 2:15 p.m. and again at 4:29 p.m. She got home at approximately 11:00 p.m. and called him again at 11:28 p.m. He told the detectives that he got an email from Annette about 11:00 or 11:30 that he didn't need to come in on Saturday. Is this not a little white Lie? If she called him at 11:28 after she got home,wouldn't she have told him then? It was a 2 minute call but that's time enough for her to say," hey, I don't need for you to come in tomorrow. I got this."
